In addition to reporting Real Estate activity on Sanibel, I generally give my opinion both “pro” and “con” on specific segments of our market. Lets talk about vacant Sanibel lots. John and I have built three homes on Sanibel over a 30 year period and have owned 7 other lots. Learning some things the hard way, we became aware of Sanibel’s codes and issues like wetlands, coverage area allowed, gopher tortoise habitats, set backs, clearing issues, surveys and reasonable time frames in regard to building a new home.
We know the lot market and believe we bring “value” to both lot buyers and sellers. Currently there are 54 lots on the market listed in our MLS system. In the last five weeks we sold and Closed two lots and have another two lots under contract. We have our eye on four lots we believe are quality well priced sites.
We also believe the vacant lot market is vanishing and we start to see “tear down” homes as the only alternative.
In closing, our home and condos continue to sell quickly. Our major issue is lack of inventory……good for the Sellers and challenging for a Buyer.
