Use recent comparable sold properties as a guide. Keeping in mind, most buyers are also aware of the recent comparable sales.
Thirdly, ask an experienced, local Realtor for an “unvarnished” estimate of their opinion of a sales price. Check on a Zillow estimate which in my view, are not always consistent with market conditions.
When is it time to adjust your price? In today’s Seller’s market, if you don’t get an offer within the first two weeks on the market, you should be talking to your listing agent, regarding the level of activity you are experiencing and feedback from other Realtors.
Currently Sanibel listings go under contract in 19 days, opposed to over 250 days 18 months ago. There is a point where you should re visit your listing price. You should have enough information in 30 days to make a decision.
