We, (my husband John and I) are on Sanibel on a daily basis viewing new listings and providing price opinions to owners considering a sale. Currently — 5/12/2023 — we view the single family home market as beginning to stabilize. If your home is priced to recently comparable sales it should sell.
Since the beginning of the year ,129 single family homes have sold on Sanibel. The average negotiation was 8% off the listing price. Sanibel Condos are less active, so far this year there have been 49 closed sales. Negotiations off the listing price was 7%.
Buyers want to know the cost of hurricane assessments and a time frame when the hurricane damage will be repaired. So far this year, more than one home or condo sells each day. (Not bad considering we have a major hurricane!)
