With only 15 condos and 22 houses for sale on Sanibel, it makes it very challenging for potential buyers. Understandably, many of these prospects are going to wait for the right “new” listing to come on the market. If you asked me my advice, it would be as follows: be aware that you are competing with several potential buyers “waiting” for the right house or condo to come on the market.
You are forced to be decisive.
If you conclude that what you like is priced to current market conditions, either make a full-price offer or offer over the listing price, or continue to wait for more new listings, which will be at a higher price.
